In 1847, John Banfill became the first settler in the area, which was known at the time as Manomin, the Ojibwa word for wild rice. It comprised the modern-day municipalities of Columbia Heights, Fridley, Hilltop, and Spring Lake Park. In 1855, Abram Fridley, for whom the city is named, was elected as the first territorial representative for the area.

Fridley is a fully developed suburb with a well-developed business sector. Fridley experienced a new-construction real estate boom in the post WW2 years, and an even bigger boom in the 1960’s. The economy grew rapidly, with over 900 businesses employing almost 24,000 people. Much of the success of the commercial and real estate development is attributed to the fact that Fridley is strategically located with easy access to three important highways that give commuters and commercial transport an easy trip to almost any point within the Twin Cities area. Light industry is a vital part of the local economy.

Businesses of note include Medtronic, a high-tech medical device manufacturer, which maintains its world headquarters in Fridley. Unity Hospital, United Defense, and Target are also important players in the Fridley economy. Because of the strong commercial tax base, Fridley real estate taxes are low compared to those of other Twin Cities suburbs.

Undoubtedly, Fridley real estate developments enjoyed rapid growth, in part, to the high quality of life that is found here. Fridley may have a favorable business climate, but is able to protect the beauty of this area. The city maintains almost 500 acres of parks, or about seven percent of its total land area. Outdoor activities in these parks include biking, picnic facilities, and bird watching, The most notable park is Springbrook Nature Center, identified by the Star-Tribune as a “must see” attraction.

Since this is a fully developed community, there is limited available land for construction of new Fridley homes. Right now, there are only about a half dozen homes built after 2000. As a result, the bulk of building permits have been for remodeling ad rebuilding. Fridley has an aggressive housing rehab program that has restored many homes.

Currently, there are 141 single family homes for sale on the Fridley MLS.* According to the Northstar Regional MLS statistics, the average asking price is $208,771, and the average home was built in 1964. Price per square foot averages out to be about $120.00, making Fridley real estate an affordable option.

At this time there are about five dozen condos or town homes for sale on the Fridley MN MLS; a significant portion of them were built in the 1970’s.
